The Ranch on Silver Creek

HMH provided full preliminary engineering, planning entitlement and surveying services to assist the client in obtaining General Plan Amendment and Planned Development Zoning approvals for this hillside development.  The project included 550 residential units, an 18-hole golf course, a 30,000 square foot clubhouse and an equestrian center.
Surveying services included boundary and resolution, aerial photogrammetry and mapping at a scale of 1” = 100’ with contours at 5-foot intervals. Annexation plats and legal descriptions were prepared for submittal to the Santa Clara County Local Agency Formation Commission. We also prepared 5 Final Maps, various plats and legal descriptions and Condominium exhibits for three separate common-interest phases.
HMH acted as coordinator for the environmental studies and analysis, supervising approximately 10 subconsultants.

Piercy

HMH worked with KB Home on the Piercy Road project, which is a 40 lot single family development project located in San Jose. The residential development project covers 14 acres of 41 units of single family residential homes. Some of the initial challenges included building into a steep hillside and the requirements for numerous retaining walls. An additional aspect of the development projected included a new one acre public park to provide a recreation area for the local residents.

Trellis

A once dilapidated mobile home park was turned into a new community in an established neighborhood of Sunnyvale. A new private street connected the new neighborhood to the existing homes in the area. The new homes have an expanded side yard use area through a reciprocal use easement over the adjacent property owners land. This additional side yard allowed for creative space planning and access for the home owner to utilize.

Village Square

Located on the old Lou’s Village Restaurant this project infused much needed residential units in the West San Carlos Neighborhood Business District. Village Square Live-Work units that front West San Carlos blends a commercial frontage with new homes in this urban infill project. A community park includes a play structure, mailbox kiosk, bike racks, barbeques, picnic tables and the central lawn is also functions as a vegetated storm water treatment area.

Midtown Village

A new community of 110 single family detached homes located in Santa Clara close to shopping and transportation connections. This project will combine two housing types to increase density in the area and also blend into the existing neighborhood. Part of the project will be dedicated to a city park that will include a tot lot, game tables, picnic tables and semi active turf area. The common area landscape will be planted with new shade trees, accent plants and architectural monuments.

Morgan Lane

HMH worked with Taylor Morrison Homes to create a new integrated neighborhood on an underutilized commercial lot in Menlo Park. Carefully planned around mature cedars, oaks, pines and magnolias, the site plan was developed to maximize the number of lots and carefully balance the open space. By centralizing the open space, playground areas and open playing fields were created. The retention and protection of the mature trees resulted in an established project with character.

Del Rosa at Miramonte

HMH worked closely with three entities to complete this project that has high visibility from Highway 101. HMH managed the complex project management and coordination between the master development partnership made up of KB Home and Lennar Homes as well the individual portions of the home builders projects. Services provided included Conceptual Master Plans and Site Plans, Entitlement Management and Processing, Civil Engineering, Landscape Architecture and Construction Staking.

Marshall Squares

HMH has begun the design development stage of the 1.4 acres Marshall Squares project located in downtown San Jose. We are working with Fairfield Residential Company LLC to create this 197-unit multi-family residential/commercial/retail building. Some of the features include a cafe, gym, pool, an amenity room, and close access to public transportation.
